The National Welfare Fund (NSSF) has unveiled plans to turn 1,000 acres of land in Mavoko, near Jomo Kenyatta International Airport (JKIA), into a smart city project. According to the tender documentation, the project will combine residential, commercial, industrial and hotel areas into a single connected space.

NSSF aims to create a city consistent with the concept of a «15-minute city» where residents can get to their homes, jobs and infrastructure without long trips. «The National Social Security Foundation (NSSF) invites interested participants to submit sealed bids for the development of a feasibility study, master plan, infrastructure and pilot phase of the proposed NSSF Mavoko town in Machakos County based on the Design, Procurement, Construction and Financing (EPCF) contract», the document says..

It is also planned to place specialized warehouse and institutional facilities on the territory, depending on the recommendations of the feasibility studies of the relevant environmental and construction organizations. Developers are expected to use eco-building techniques and intelligent technologies that will help reduce the project's carbon footprint over time to support the sustainability aspect of this ambitious plan.

The master plan also takes into account the interests of vulnerable groups of the population: the facilities are designed taking into account the needs of the elderly, children and people with disabilities. Mavoko is strategically located near Nairobi, which improves transport links and proximity to developing economic hubs such as Konza City, making this site preferable for mixed-use development.

To launch the project, the initial phase will be implemented first, which will serve as a proof of concept, before the rest of the land is developed in stages so that market demand can guide further infrastructure development.

This project is being implemented at a key time when JKIA airport is also to be upgraded and renovated as part of a plan worth 154.2 billion KSh under a 36-month contract with China Road and Bridge Corporation (CRBC). Upon completion, the Smart City will join other similar projects such as Konza Smart City and Tatu City, designed to bring the country into a new dimension of urban planning and development.
